The facade of a building in the city at night.

Building Record

Few people lose sleep
over the structure.

But the darkening on the exterior wall is there every morning.

Two costs

Dirt on the exterior is not
only a cleaning-cost problem.

Cost 1

Scaffolding and washing every few years

Wash it, and if the cause remains it comes back in the same place.

Cost 2

Looking tired

Faces fall during viewings, and tenants become less willing to renew.

In other words

It is a question of occupancy and rent

How clean the exterior looks feeds directly into occupancy.

Black vertical streaks from rain running down a stone-clad exterior wall.
Black streaks from rain. Wash them, and if the cause remains they come back in the same place.

What we most want to say

Stop washing again and again, and
turn upkeep into a record.

That record becomes an asset-management document, one that shows a bank or a future buyer not only that you owned the building but that you looked after it.

Building Record

Four things are kept.

01

Fixed-point photographs

The faces people see, and the faces where deterioration begins. Both, from the same angle, every year.

02

Inspection standards

One line for each face. "Have black streaks or algae appeared?"

03

Work records

Date of work, extent, and details.

04

Leasing and renewal notes

Set side by side, the link between the exterior's condition and occupancy becomes visible.

Fixed point / southwest face
Preparing for publication ・ awaiting permission

The actual fixed-point photographs will be published once we have the owner's permission.

3 years

The record
finds occasions to be used.

Application

It begins as an investment decision

Set it beside the total cost of future scaffolding and washing, and compare.

+1 year

The calls about "it's getting dirty" stop

The budget for the washing scaffold you were going to put up can be struck out.

+3 years

A document that backs up the valuation

Refinancing, or sale. A record of upkeep supports the rent you can hold.

Frequently asked questions

How much does it cost?

It depends on the substrate and the area, so we prepare an estimate after an on-site survey. The figure to compare it against is the total cost of washing and scaffolding expected over the next 15 years. Prices are not listed on this page.

Will the work affect tenants' business?

We work in separated sections. The schedule and the areas affected are shared in advance.

Can you handle large properties?

Head office puts together a team for them. For distant locations and large projects, head office may act as prime contractor.

About durability

More than 15 years of record on wall surfaces. Conditions of use differ by material and environment, so we advise after an on-site survey.
